Our Philosophy

Design serves the project. Not the other way around.

Most developers and business owners have encountered at least one architect who treated their project like a portfolio opportunity rather than a business problem to solve. We take on everything difficult, technical, and tedious: permit coordination, consultant management, building-department back-and-forth, construction oversight. Discovery & Strategy

What Happens

A successful commercial building begins with operational understanding. On the first call we ask about the deal — the timeline, the lender requirements, the exit strategy — not your aesthetic preferences. We work to understand business goals, revenue model, staffing requirements, workflow, customer experience, growth projections, operational inefficiencies, brand positioning, and real estate objectives.

What You Do

Tell us about the deal — timeline, budget, lender requirements, exit strategy. Share any existing site evaluations, pro formas, or brand standards. The more context we have early, the faster we can validate the numbers.

What You Get

A written project strategy that defines the development in terms of business goals, operational requirements, and success criteria — the roadmap that guides every design decision from here.

Site Evaluation & Due Diligence

What Happens

The wrong site can destroy a project before construction begins. We evaluate zoning, future land use, utilities, access and circulation, parking requirements, environmental constraints, stormwater requirements, development costs, and municipal approval risks — before a single line gets drawn.

What You Do

Provide any sites you're considering. We'll give you an honest feasibility read on each — including the ones you've already fallen in love with.

What You Get

A site feasibility analysis and development constraints report that tells you what you can build, what it will cost, and what the approval risks are — before you commit capital.

Design & Planning

What Happens

This phase transforms strategy into a physical environment. We focus on operational efficiency, user experience, brand integration, future growth, construction feasibility, and cost-conscious design decisions. Revision cycles are fast — if something isn't working, we tell you immediately and show you options, rather than running cycles that go nowhere.

What You Do

Review the concepts and give honest reactions. Make operational and brand decisions with our guidance. This is where your input shapes the direction most.

What You Get

Floor plans, site plans, exterior and interior concepts, 3D visualizations, preliminary engineering coordination, and a validated budget. What you see is what gets built.

Construction Documents & Permitting

What Happens

This is where risk is removed from the project. Our documentation is coordinated in BIM across all disciplines — structural, MEP, civil — producing drawings contractors can actually build from. We know Florida building departments, we know what reviewers flag, and we submit complete sets. Fewer comments. Faster approval. Your timeline holds.

What You Do

Very little at this stage — we're heads-down producing. One review at 90% complete for any final adjustments.

What You Get

A complete, coordinated permit set submitted to the building department, with us managing the review and responding to comments. An approved permit. Construction can begin.

Procurement & Contractor Selection

What Happens

Selecting the wrong contractor can cost hundreds of thousands of dollars. We help clients evaluate bids, compare scope coverage, identify hidden costs, review qualifications, negotiate contracts, and establish project controls. The lowest bid is rarely the lowest final cost.

What You Do

Review the bid leveling report with us. Ask questions. We'll give you our honest recommendation — and the reasoning behind it.

What You Get

Bid leveling reports, contractor evaluations, and a contract recommendation based on scope coverage and qualifications — not just the lowest number.

Construction Administration

What Happens

Many firms disappear once permits are issued. This is where our involvement becomes most valuable. We remain actively engaged throughout construction — site observations, progress monitoring, RFIs answered within 24 hours, submittal reviews, change order evaluation, schedule and budget monitoring, and owner representation.

What You Do

Attend OAC meetings. Review change orders with us before approving. We'll flag issues before they reach your desk.

What You Get

Active construction administration that protects your schedule, quality, and budget. Projects don't fail on paper — they fail in the field. Active management prevents that.

Occupancy & Launch

What Happens

Our goal is not substantial completion. Our goal is successful operation. We see you through punch list, final inspections, certificate of occupancy, closeout documentation, warranty coordination, and operational readiness.

What You Do

Walk the punch list with us. Sign off when it's right — not when the contractor says it's close enough.

What You Get

A certificate of occupancy, a completed punch list, closeout documentation, and a building that's operationally ready — not just structurally finished.

We submit complete, coordinated documents the first time.

What "complete documents" actually means.

Not all construction documents are created equal — and this is where fee comparisons between architects quietly fall apart. A permit can be issued from a thin drawing set. Plenty are. But a thin permit set leaves hundreds of decisions unanswered: how disciplines coordinate in the field, where the MEP conflicts live, how the storefront connects to the slab, what the fire-rated assemblies actually look like.

Every one of those questions gets answered eventually — either by us, on paper, before bidding, or by the contractor, in the field, on your invoice. Our sets are coordinated across every discipline in BIM, detailed and checked before they reach the building department. When you compare architects, ask to see a sample set. The difference between a thin set and a complete one is the difference between a bid and a guess.

Here's how we handle it: we tell you immediately, we show you the options, and we make a decision together. We document scope changes in writing.
