A 600,000 SF exterior renovation of Social 28, a mixed-use student housing complex in Gainesville, to remediate pervasive water intrusion issues that had plagued the building since original construction. The scope addressed the full building envelope — recladding compromised wall assemblies, rebuilding balcony waterproofing and flashing details, and replacing cladding systems across the multi-toned facade that combines a red brick base, white stucco panels, and grey vertical siding above a ground-floor CVS Pharmacy. The project resolved long-standing moisture migration failures while restoring the building's exterior integrity and preserving its street presence near the University of Florida campus.
