About Kiawah Island
Commercial and hospitality work on and around Kiawah serves a private, high-net-worth community and answers to the island's review standards and coastal code. We underwrite the project and pre-resolve the review and coastal requirements before drawing, delivering documents built to approve and to the island's standard.

The Difference
A tenant improvement runs on a clock somebody else set. Your lease commencement date, your rent abatement window, and your opening date were all agreed before the drawings started, and every week in plan review is a week of rent on space you cannot occupy yet. We design to that reality. Existing conditions get verified rather than assumed, because a landlord's as-builts are frequently wrong and finding out during demolition is the expensive way to learn it. We coordinate with the base building systems you are tying into, confirm what the landlord's work letter actually covers before it becomes a dispute, and produce documents complete enough that plan review is short and the contractor is not calling with questions. If the space cannot hold the program you have in mind, we would rather tell you before you sign than after.
What Sets Us Apart
Before a single line hits paper, we model the deal: construction cost, achievable rents, absorption, cap rate, exit. If the numbers don't support the design, we change the design — and an expensive finish that doesn't generate revenue doesn't get specified. That's how a permitted 12,000 SF building became a 9,000 SF building worth 56% more.
Documents coordinated across every discipline in BIM before they reach the building department. Permit sets built to approve on first submission. RFIs answered within 24 hours. The schedule we commit to is a promise, not an estimate — because every month of delay is carry cost on your capital stack.
The architect who prices your fee is the one who designs your building, runs your OAC meetings, and walks your site. Nathan knows your deal, your lender's requirements, and your timeline — and with a full team behind him, he's directly accountable to you from kickoff through certificate of occupancy.
