Every home is different, so we scope our fee to your project rather than quoting a package. What stays consistent: the design fee is a fixed, predictable figure, it's a fraction of your construction budget, and it's front-loaded on purpose. We resolve the expensive questions on paper, where they're cheap to solve, instead of in the field, where they aren't. We'll walk you through exactly how it works in the consultation.

It depends on the level of detail your home calls for, but a useful rule of thumb is eight to twelve months for design and documentation, then twelve to eighteen months to build. The two are connected. Our drawings are unusually thorough, and that detail is what keeps the construction timeline as short as possible, because the builder isn't stopping to resolve questions in the field. The more complex the home, the more that upfront rigor pays off.

No. We're based in Winter Park and design homes for clients across Florida. For projects farther from our studio, we structure site visits and construction administration so your home gets the same oversight and the same principal involvement, wherever it's being built.
